Travel demand remains strong heading into 2025, with Americans increasing their trip frequency, length of stay, and overall travel budgets. Deloitte’s report highlights three key drivers: a post-pandemic shift in priorities, the continued rise of remote work enabling more travel, and improving consumer financial confidence. However, affordability remains a barrier—rising costs have forced travelers to adjust by choosing alternative lodging, cutting in-destination spending, or using financing options like "Buy Now, Pay Later."

Meanwhile, AI is transforming the industry, with generative AI tools becoming more integrated into trip planning and hospitality operations. Airlines and hotels are expanding "mega micro merchandising" strategies, selling more personalized experiences and upsells. The imbalance in inbound and outbound travel persists, with international departures rising faster than arrivals, particularly from key markets like China and Japan. Policy changes under the new administration could also impact the travel landscape, particularly in taxation, labor costs, and international visitor policies.

At the same time, affordability remains a growing concern, and travelers are making trade-offs. If your property is a premium stay, your value proposition must be bulletproof. If you’re targeting budget-conscious travelers, your flexibility, added perks, and direct booking strategy will make or break your success. 

Meanwhile, policy shifts under a new administration could introduce new tax and labor pressures—watch these closely. Hosts who run their properties like businesses, not side hustles, will have the resilience to weather changes and be able to seize new opportunities.
